History
The Hiltongrove Business Centre was established in 1997 to provide
office and studio space for businesses in the music and multimedia
industry. After 6 months of opening, the initial site was fully
occupied and in March 2000 the remaining buildings in Hatherley
Mews were purchased to create more space.

How to find us
By Road
We are situated 11 minutes from the M25 (junction 27), 5 minutes
from the M11 and 3 minutes from the North Circular (A406). Full
parking facilities available.
By Underground/BR
Hiltongrove is a three minute walk from Walthamstow Central which
is located at the end of the Victoria Line and also connects
to BR Liverpool St service.
Turn left into Hoe Street and Walk until you see the Zebra
crossing and the Cinema. Hatherley Mews is the the cobbled
turning on the left, just after the cinema.

Flexibility
We recognise that the life of a small enterprise, particularly
within the media world, is a fast changing and dynamic one. We
never underestimate the importance of flexibility and as businesses
need to expand, contract and relocate according to their own
individual markets we will always make every effort to ensure
that the space you occupy is the right one for your needs at
that time.
What makes the centre work?
There are many things that make a business centre work and
by basing the centre on a creative theme, we have been able to
attract like-minded businesses to the Mews, allowing great trading
opportunities between companies.
Within the Mews you can record an album in one of the many recording
studios, take your mix to one of the best equipped Mastering
studios in Europe, design your cover, manufacture your CDs, talk
to distributors and even produce flyers and posters - not to
mention have a new website designed for your release! Whatever
your project requires, you are sure to find all the elements
you need within one dedicated environment.
Services & facilities
The Business Centre is accessible 24 hours, 7 days a week,
with an alarm system connected to a remote monitoring station.
There is parking available in the Mews for customers although
space is limited and not available for tenants. Parking permits
for adjoining streets can be obtained from NCP for a nominal
fee. Hatherley Mews is ideally located for the underground, mainline
and bus stations, which are all less than a four-minute walk
away. There is a centralised despatch area with pigeonholes for
each tenant, where post is sorted twice daily. The Business Centre's
central location within Walthamstow allows easy access to local
shops, banks and amenities.
Each office has its own entry phone so you can let in your own
customers but a reception area is situated on the first floor
to direct customers to the relevant unit in regular business
hours. Personal help is also on hand between 8:30 and 18:00 Monday
to Friday if you have any questions about the business centre.
The majority of units are fitted with central heating and have
either wooden floors or fully fitted carpets throughout. The
locks on all units comply with the standard set by insurance
companies and overall premiums in the Mews are low.
We also offer a courier service provided by our in-house biker,
Monday to Friday. Documents and small packages can be delivered
to anywhere within the London area for a reasonable fee.
In November 2002 the ‘Grove Café’ opened in
the Mews and offers a wide range of traditional favourites as
well as vegetarian meals and snacks. The very popular and upmarket
bar ‘Celsius’ is within a minute’s walk of
the centre.
FAQ
1: Are you a property agent?
No. We own all of our properties and deal either directly with
our tenants or via our Property Managers - Granby Martin.
2: What sort of properties do you have to rent?
We provide offices, studios, and suites for businesses in the
multimedia creative industries with sizes ranging from 100 to
2,000+ sq ft.
3: How do I go about renting an office?
When you have identified a space you may be interested in, please
contact us to find out more information. Once you have confirmed
your intention to take a particular office, we’ll send
you a Law Society lease detailing all of your rights and responsibilities
as tenant and ours as landlord.
4: What do I have to pay to move in and are there any
charges other than rent that I would need to consider?
Typically two months rent deposit and one month in advance will
be required before you move in. In addition to the rent, there
are two further costs to consider. The first is business rates,
which are paid direct to the local authority and the second is
any amenities charges (telephone, electricity, gas and contents
insurance) where these are relevant.
5: How long will my lease be?
Most leases are two or three years, protected by the Landlord
and Tenant Act, although we can tailor leases to suit individual
requirements. Typically we use standard Law Society leases drawn
up by our agents Granby Martin often allowing for a three month
notice option after 12 or 24 months.
6: How do I pay?
Payment is either quarterly or monthly by standing order and
in advance.
7: What about my deposit when I leave?
Your deposit will be returned to you on your departure subject
to rent arrears and any unit dilapidation costs.
8: How can I arrange a viewing?

9: Do I need a solicitor?
Our leases are written in plain English and based on the standard
Law Society lease, and many of our tenants decide that a lawyer
is not strictly necessary, although we encourage you to read
all of the terms and conditions carefully and take any advice
you think appropriate.
10: When can I move in?
Once the lease has been agreed and signed and upon receipt of
deposit and initial rent.
11: What is in my unit when I move in?
Your unit will be clean, decorated and in good repair. You will
need to take over any gas, electricity or telephone services.
12: Are there any secretarial, conference room or reception
services available?
We do not offer these services as yet.
13: If I want to improve or add to my unit, what do I
have to do?
Please write to us giving full details of your proposal. Your
lease will state that we have the right to ask you to return
the unit to its original condition when you leave.
15: What if I want to change or add offices during my
tenancy?
Subject to availability, we will allow you to move to larger
spaces or take more offices.
16: What happens when my lease comes to an end?
Unless there are exceptional circumstances you will have the
option to renew subject to standard rent reviews etc.
17: Why should I move to Hiltongrove ?
For anyone operating in the creative industries, proximity to
a burgeoning multimedia and cultural environment allows immediate
access to many like-minded companies offering complimentary services.
Aside of the many useful suppliers that will be located next
